Great News! The $8,000 tax credit on home sales that is part of the stimulous package, has just been approved for use as a downpayment on first home purchases. But remember - it is only good on sales that close escrow before December 1st. Sometimes it takes months to find the perfect home, and many times it takes multiple offers on multiple properties, as there are a lot of buyers out there competing for very low inventory. Don't wait till the last second to begin your shopping.
INTEREST RATES ARE LOW!
Remember double-digit rates in the late 70's and early 80's? Interest rates were as high as 18% !! Even in 1989, when I started selling real estate, rates were in the 9% to 10% range, so our current rates below 5 % are really great rates! Who knows what next year will bring? WHAT ABOUT "SHORT SALES"
Short sales are "Pre-foreclosures" where the seller still owns the property but owes the bank more than it's worth. The bank must approve the sale, since they will be losing money. If you have a lot of patience, and are willing to wait at least eight weeks to three months for the bank's response, then by all means, try your luck. There are some good buys to be had.
